We serve all of Greater Orlando — including Lake Nona, Conway, Winter Park, Dr. Phillips, Hunters Creek, and nearby neighborhoods.

Are you licensed and insured?

Yes! Magic Softwash is fully licensed and insured in the state of Florida for residential and commercial exterior cleaning

What’s the difference between soft washing, pressure washing, and power washing?
Soft washing uses low pressure and detergents to clean safely. Pressure washing uses high water pressure. Power washing is pressure washing with hot water.

How long does a typical service take?

Most jobs take 1–3 hours depending on size and surface type. We’ll give you a time estimate when you book.

Do I need to be home for the cleaning?

Nope! As long as we have access to the areas being cleaned and a water source, you don’t need to be home.

Do I need to move anything or prep the area?
We recommend moving outdoor furniture, vehicles, and delicate plants away from the cleaning area if possible.

🏠 Roof Cleaning

How often should I clean my roof in Florida?

Every 1–2 years is ideal to prevent algae, mold, and shingle damage from forming in our humid climate.

What are those black streaks on my roof?

That’s algae called Gloeocapsa Magma. It eats your shingles and makes your roof look dirty. We kill it safely with soft wash.

Can you clean metal roofs?

Yes! We soft wash all types of roofs including asphalt shingles, clay tile, concrete, and metal — safely and thoroughly.

Will soft washing void my roof warranty?

No. In fact, many roofing manufacturers recommend soft washing over pressure washing to preserve warranties.

Do you rinse off the chemicals after roof cleaning?

We let our solution dwell and kill the algae. Then we lightly rinse if needed, but most of the cleaning happens with rain over a few days.

How long before the roof looks dirty again?

Most roofs stay clean 12–24 months depending on tree cover, humidity, and algae growth

🧱 Driveway, Sidewalk & Surface Cleaning

Can you remove oil, rust, or tire stains from my driveway?

Yes — we use targeted treatments to remove most stains, including rust, grease, and black tire marks.

Is pressure washing safe for pavers and stamped concrete?

Yes. We use the correct pressure, surface cleaners, and techniques to clean without damaging pavers or decorative surfaces

Do you seal driveways or pavers after cleaning?

We don’t offer sealing currently, but we leave your surface prepped and ready for sealing if you choose to do it.

Can pressure washing damage my concrete?

Not when done professionally. We use controlled PSI and the right tools to avoid etching or wear.

🏡 House Washing

What’s included in a full house wash?

We clean siding, soffits, fascia, trim, gutters (exterior), doors, windows (rinsed), and remove cobwebs and mildew.

Will soft washing remove bugs, webs, and dirt from siding?

Yes! Soft washing is great for removing organic buildup like webs, pollen, algae, and mildew.

Can you wash wood, Hardie board, stucco, or vinyl siding?

Yes. Soft wash is safe and effective for all siding types, including delicate ones.

How often should I wash my home’s exterior in Orlando?

We recommend every 12–18 months due to Florida’s humidity and pollen-heavy seasons.

🧹 Gutter Cleaning

Why is gutter cleaning so important in Florida?

Clogged gutters can cause roof leaks, wood rot, foundation damage, and pest issues — especially before rainy season.

Do you clean gutters by hand or with equipment?

We hand-clear debris, flush downspouts, and rinse the system to ensure full drainage.

Do you install or clean gutter guards?

We clean around most types of guards, but we don’t install or repair gutter systems at this time.

Do you offer commercial exterior cleaning services?

Yes! We clean storefronts, offices, restaurants, gas stations, and apartment complexes.

Can you work after hours or weekends for commercial jobs?

Absolutely. We’ll schedule off-hours to avoid disrupting your business or customers.

Do you offer service plans for HOAs or property managers

/Yes! Ask us about our monthly or quarterly maintenance programs for neighborhood entrances, sidewalks, and common areas.

🧼 Aftercare, Safety & Rain Concerns

Are your cleaning products safe for kids, pets, and plants?

Yes — we use biodegradable solutions that are safe when applied properly and rinsed. We also pre-wet plants and cover sensitive areas.

What happens if it rains right after the service?

Light rain doesn’t affect the results. Our solutions need time to dwell, and rain often helps rinse. If it pours during service, we’ll reschedule at no charge.

Is it safe to walk or drive on cleaned surfaces immediately?

We recommend waiting until surfaces are dry to prevent slipping. Most areas are safe within 1–2 hours.
